Description
Arrow B teamed with Van West Partners and Spectrum General Contractors on another building renovation in the heart of the Five Points Historic Cultural District. The team worked closely with Landmark Preservation through the design review process to ensure the renovation reflects the character of Five Points. Previously home to a commercial laundry service, Arrow B subdivided the building into For-Lease mixed-use, multi-tenant spaces that restore pedestrian scale and streetscape activation to Welton and 29th, bringing life to this long-overlooked corner.
Where possible, historical openings have been restored while new openings take their design cues from other buildings in the Landmark district. Steel channel lintels and pipe columns serve as contemporary design flourishes that feel comfortably appropriate to the neighborhood’s vintage. A unifying paint scheme accents historic and new details together.
Two “happy accidents” occurred during construction that really tie the building to its place. When the project started the building sported a vibrant array of street art that continued to change and evolved over the course of design and permitting. Once construction started, brick was removed and salvaged for re-use on the street facing walls. The process disintegrated the original art and reintegrated it into the new façade, creating a fascinating way to see the old work. We were thrilled to have been able to preserve some of this in the middle tenant entry on Welton St.
A second opportunity arose when the time came to cover two windows that looked into a fire sprinkler room from the street. Arrow B worked with Denver artist Detour for the image rights for his 5 Points Jazz artwork in the space. The work references the significance of jazz to Five Points and gives a subtle nod to the venerated Rossonian Hotel a few blocks away. 29th and Welton is literally the epicenter and mainstage location for the Five Points Jazz Festival. We can’t imagine a more perfect way to honor the art, heritage, and future of the neighborhood.
